A 10-year guarantee
written into your contract.

Not a separate document. Not a "we'll see when the time comes." A clause in the same agreement as the build itself, binding for ten years from the handover date.

What's covered.

  • Structural integrity of all load-bearing elements — foundations, columns, beams, slabs, load-bearing walls.
  • Waterproofing of roofs, terraces, balconies, basements, wet areas (bathrooms, kitchens, utility spaces) for 5 years.
  • Workmanship defects in plastering, finishing, joinery for 1 year from handover.
  • Plumbing & electrical systems installed by us — for 2 years.

What's not covered.

  • Damage from natural disasters or events of Force Majeure.
  • Damage from unauthorised modifications by the home owner or third parties after handover.
  • Wear and tear consistent with normal residential use.
  • Materials or fixtures supplied directly by the home owner (rather than per the BoQ).

How it actually works.

If you notice a covered defect during the cover period, you contact your Consultant on WhatsApp or email hello@viya.in. We schedule a site visit within 5 business days. If the defect is covered, we remediate at our cost. No call centre. No claim forms. No deductibles.

The cover transfers if the firm restructures. That, too, is in the contract.

Most "ten-year guarantees" in the industry expire when the first stage of the relationship sours — the builder is hard to reach, the office moves, the firm reorganises. Ours doesn't have that escape hatch. The Master Construction Agreement explicitly survives reorganisation, sale, or restructuring, and the cover binds any successor entity.
