For NRI Home Owners

Build a home in Kerala. From anywhere.

Whether you're in Doha, Dubai, Sharjah or Riyadh — Viya Constructions runs the build the way professional firms run any other large project. One named Single Point of Contact. Weekly evidence. Signed price equals paid price.

The reality you came here with

You've heard the stories. So have we.

The cousin whose plan kept running past what was quoted. The friend whose build dragged on far longer than promised. The colleague who asked his father-in-law to supervise — and watched the relationship suffer for it.

You've heard them. You've been warned. And you're still going to build — because this is the single biggest investment your family will ever make.

The construction industry has worked this way for decades because it was built for a home owner who could be on site every day, knew the contractor's family, and had the time to spare. That world is gone. You have a career. A business. A life that does not pause.

What Viya Constructions changes

Built for the home owner that industry no longer serves.

You don't fly in for site visits. You don't ask family to supervise. You watch the build progress on a phone — the same way you'd run any other professional project.

01

Fixed Promise

Signed price = paid price. No mid-build surprises. No "extra material" calls at midnight, IST.

02

Time Promise

Dated delivery + written consequence. If we slip, we pay — in writing, on the contract.

03

Visibility Promise

A weekly report and a live dashboard. Photos, work done, work next, money status — every week, on time.

04

Single-Contact Promise

One named Single Point of Contact. WhatsApp the same person from day one to handover. Not a relay of subcontractors.

05

Lasting Promise

Structural cover, written into the same contract as the build. The same firm, in the same office, picking up the same phone if anything moves.

Calicut courtyard house

Kozhikode · 2024 · Built from Sharjah

"I never set foot on the site between January and the handover walkthrough."

A 4,200 sqft home for a Sharjah-based home owner. They watched the dashboard, read the weekly report, and walked through their finished home eleven months later. Signed price equals paid price.

The owner's words, six months after handover: "Every photograph showed what they said it would."

Common questions

From people who've already done this once.

How are payments handled when I am abroad?

Payments are stage-released against milestones spelled out in your contract. We invoice in INR and accept inward remittance under FEMA / RBI guidelines (NRO, NRE, repatriable, or foreign currency from your bank). Every release is matched to a verifiable milestone — RCC pour complete, masonry signed off, finishes installed. You never pre-pay for material.

Who supervises the build day-to-day if I am not in India?

Your Consultant on the contract is the same person who supervises the build, files the weekly report, and answers your WhatsApp. Below them, a resident site engineer is on the project full-time. We do not subcontract supervision out.

Can my parents or siblings be involved?

Yes — you nominate a "local representative" on the contract who can sign for snag closure or stage-release sign-off if you can't fly in. Your Consultant still treats you as the principal home owner; family is a check, not a relay.

What happens if I want to make a change mid-build?

You email or WhatsApp the change. We send back a written variation — what it costs, what it does to the schedule, what stays the same. You sign it before any work changes. Variations are the only way the price moves, and they're always on paper, never verbal.

How does the dashboard work?

You log in on your phone or laptop. You see this week's photos, the live drawing set, the construction schedule, the variation log, and the payment ledger. Your director keeps it current; you don't have to ask for any of it.

What about land, permits, NOCs?

If you have land already, we work with your title and survey. If you don't, we can advise on shortlisting in your district — but we don't broker land. We handle building permits, panchayat / municipality approvals, and utility connections as part of the contract.
